Recent comps in the park, for this size home, range from 275,000 - 225,000. Financing is availalbe on this model. In this area of Southern California, a one bedroom condo is $400,000. Also in the neighborhood is Pepperdine University and Cottontail Ranch (now converted to the prestigious Calmont private school).
OK, so why would anyone buy a mobile home, rather than a house? I can tell you three reasons why I have owned three of them in Malibu and Pacific Palisades.
1. you are only renting life anyway, what difference does it make that you are renting the land?
2. you can live in a beautiful place that you couldnt afford to, otherwise (a home this size in this zip code would be at the very lowest $550,000, a tiny condo is $350,000)
3. it is way better than renting, because for the same amount of monthly output, you drive up to your front door, enjoy the privacy of no adjoining walls, and even in an earthquake, you wont get squashed, like those apt dwellers did in the 1994 Northridge quake. Obviously you wouldn’t want to live in a manufactured home in “tornado alley” but here in So CA it is an awesome way to enjoy an area where your neighbor paid $6,000,000 for the same view!!
Besides all that, there are wonderful neighbors here, helpful in every way. School district is another consideration, this is the LVSD Las Virgenes Schools are very highly regarded. What can you lose by coming to see it? Check it out.
